What is core and shell construction?
Core and shell construction, also called shell construction or shell-and-core, refers to the delivery of a commercial building's structural framework and exterior envelope, without the interior tenant improvements. It typically includes the foundation, structural framing, exterior walls, roofing, lobbies, and base building systems, such as HVAC, plumbing, and electrical, up to a defined point. Tenants or future owners then complete the interior fit-out to their own specifications.
What's the difference between shell construction and a full build-out?
Shell construction delivers the structural and envelope components of a building, the "bones", ready for tenant improvement or interior fit-out. A full build-out takes a shell and completes the interior: partitions, ceilings, flooring, finishes, lighting, and mechanical systems. Dakota Contractors handles both phases, independently or as a combined scope.
What does an existing structural upgrade involve?
A structural upgrade involves reinforcing or modernizing the framework of an existing commercial building to meet current load requirements, building codes, or performance standards. This can include seismic retrofitting, column and beam reinforcement, foundation underpinning, building envelope replacement, and the integration of new structural materials and systems. We assess the existing conditions before scoping any upgrade work.
How do you ensure code compliance throughout construction?
Code compliance is built into our process from day one, not checked at the end. We review applicable building codes during pre-construction, coordinate with structural engineers and inspectors throughout the build, and schedule all required inspections at each phase. We document compliance at every stage, so there are no surprises at the certificate of occupancy.
How long does ground-up commercial shell construction take?
The timeline depends heavily on building size, structural complexity, site conditions, and permitting requirements. A smaller single-story commercial shell can be completed in 4-6 months. Larger or more complex multi-story structures typically run 9-18 months from groundbreaking to shell completion.
