Unlike traditional design-bid-build, where the owner contracts separately with an architect and a contractor, design-build integrates both functions under a unified team. What is the difference between design-build and design-bid-build?
In design-bid-build, design and construction are performed by separate entities under separate contracts. The owner hires an architect to design the project, then solicits bids from contractors to build it. In design-build, a single entity manages both design and construction under one contract. Design-build typically results in faster delivery, better cost control through the design phase, and reduced coordination risk for the owner. What is partial MEP design-build?
Partial MEP design-build is a delivery approach in which the general contractor, rather than the architect, engages mechanical, electrical, and plumbing engineers directly and brings MEP design under the construction contract. The rest of the project may follow a traditional design-bid-build or design-build path, but MEP systems are designed and built under a single integrated scope. This reduces MEP coordination risk, compresses the MEP design-to-installation timeline, and gives the contractor direct control over one of the highest-cost and highest-risk scopes in commercial construction.
