Dakota maintains an active network of commercial subcontractors across metro Atlanta and the Southeast. We prequalify firms with current licensing and insurance, demonstrated commercial experience, and the capacity to staff a schedule.

Dakota delivers commercial work across restaurants, retail, office, education, ground‑up structures and adaptive reuse. Scope requirements change with every project, and we maintain an active subcontractor network across all of them.

Prequalification is open continuously. Firms remain on file, and records can be updated as licensing, capacity or project history changes.

What we look for

Current licensing and insurance

Active trade licensing, general liability and workers' compensation at limits meeting project requirements, and the ability to name Dakota and the owner as additional insureds where the contract requires it.

Commercial experience you can point to

Completed commercial projects of comparable size and type. Residential-only history is difficult to evaluate, as the code path, inspection sequence and coordination requirements differ substantially.

A safety record that holds up

A written safety program, a current EMR, and crews trained for the applicable site conditions. Occupied buildings, active retail centers and childcare facilities each carry requirements beyond a general safety policy.

Capacity for the schedule in front of you

Sufficient crew to staff the scope alongside existing commitments. Dakota would rather adjust a window at buyout than absorb a delay in the field.

Pricing you can stand behind

Complete, scoped numbers with exclusions stated. Dakota's preconstruction team builds budgets before drawings are final, and pricing that moves after award undermines the owner's confidence in the estimate.

Communication that runs early

RFIs answered, long-lead items flagged, delivery changes reported to the superintendent. Late information causes more schedule damage than poor workmanship.

Dakota Contractors was founded in 1998 by real estate developer Steve Selig and his son Blake Selig. What started as a focused commercial contracting operation has grown into one of Atlanta's most trusted full-service construction firms, with a team that brings deep expertise, trade-level craftsmanship, and genuine accountability to every project.
